According to a recent Inserm report, French men and women are having less sexual intercourse, but are seeking greater satisfaction and diversity in their practices. A new market has emerged: love rooms, a popular accommodation option for couples.

In a seemingly classic house, a couple is about to experience something atypical. For one night, they rented a love room , a duplex of over 100 square meters, dedicated to their desires. Here, there's subdued lighting, a hammam, and even a jacuzzi. A range of accessories is also at their disposal. Together for two years, they regularly treat themselves to this type of service. For this one, they paid nearly 300 euros.
"It represents a cost, but let's say that at least twice a year, we'll allow ourselves this kind of getaway," they confide. Like them, clients are looking to spice up their relationships. In an Alsatian village of 3,000 inhabitants, this is what prompted Laura Mathieu and her partner to open a love room a month and a half ago. A high-end service where every detail has been thought out to rekindle the flame. Like with a swimming pool dug in the basement: 300,000 euros invested to equip this apartment on three levels. "Here, we arrive at the top floor of the 140 m² loft. It's the room dedicated to pleasure, with specific accessories, like the swing, for example," explains Laura.
Since it opened, the place has been rented out almost every night, three times more expensive than a traditional apartment. "We're at 350 euros a night, 400, 450 on weekends," says the manager. For the past 5 years, demand for this type of accommodation has continued to increase on platforms. A concept imported from Japan that is developing throughout France. Have these rentals become an El Dorado for real estate investors? Kewin Kirchhoff is convinced. He has renovated 30 apartments to turn them into love rooms.
His concept is simple: themed accommodations to which he has added a whirlpool bath, a sufficient asset according to him to be listed as a love room and to register numerous reservations, like this one in June. "In terms of occupancy rate, we are currently at about 90%," he emphasizes. This entrepreneur claims to make 20,000 euros in profits per month. But for the past year, his rates have dropped by 10% per night to face the competition. Because in certain territories, the love room market is starting to saturate.
