In the first quarter of 2025, the Idealista portal analyzed the city market by drawing up a ranking of the most sought-after areas thanks to the relative demand index, which measures the pressure of demand in relation to supply, or the number of contacts for each real estate ad.

The most requested neighborhoods of Bolzano

According to the analysis conducted, the Oltrisarco-Aslago district is at the top of the ranking with a demand index of 2.3, signaling a strong interest from buyers. The Don Bosco and Europa-Novacella districts follow, both with a value of 1.9, which confirm themselves as dynamic and attractive areas for families and investors.

Gries-San Quirino has an index of 1.3, while Centro-Piani-Rencio closes the ranking with 0.9, highlighting a more contained pressure of demand. This data can be influenced by the higher prices of the central area, which are still highly sought after but less accessible.

As for real estate values, Centro-Piani-Rencio is the most expensive neighborhood with an average price of 5,265 euros per square meter. The next most expensive neighborhoods to buy a house in Bolzano are Gries-San Quirino (5,110 euros/m2) and Europa-Novacella (4,560 euros/m2), all well-served residential areas with excellent connections.

Don Bosco has an average price of 4,393 euros/m2, while Oltrisarco-Aslago stands at 4,058 euros/m2. Despite these high values ​​compared to the national average, Bolzano maintains a lively market thanks to the quality of life offered and the economic stability of the territory.

In the national context, Milan and Forte dei Marmi lead the ranking with the highest prices. The Historic Center of the Lombard capital reaches 10,286 euros/m2, followed closely by the Center of Forte dei Marmi (10,152 euros/m2) and by Roma Imperiale (10,109 euros/m2).

Milan also features with other neighborhoods in the top ten: Garibaldi-Porta Venezia (7,250 euros/m2), Navigli-Bocconi (6,964 euros/m2), Fiera-De Angeli (6,951 euros/m2) and Porta Vittoria (6,102 euros/m2). Rome confirms its position among the most expensive cities with Centro (7,549 euros/m2), Prati (5,921 euros/m2) and Parioli (5,642 euros/m2).

Other prestigious locations include Porto Cervo in Arzachena (7,281 euros/m2), Riccione Centro-Abissina (6,188 euros/m2), Marina di Pietrasanta (6,108 euros/m2), Castiglione della Pescaia (5,614 euros/m2), Viareggio Lungomare (5,506 euros/m2), Bologna San Mamolo-Colli (5,357 euros/m2) and Florence Centro (5,330 euros/m2). In this context, Bolzano almost makes the top 20 with the Centro-Piani-Rencio district.

These data highlight a highly polarized market, where large cities and luxury locations record values ​​well above the Italian average. Bolzano, despite being a medium-sized city, is consistently among the areas with the highest prices, a sign of constant demand and limited supply.
