Buying a house in Verona, Santa Lucia among the most requested neighborhoods in Italy

Among the neighborhoods with the highest number of requests for the purchase of cases in Italy compared to demand, there is also Golosine-Santa Lucia, in Verona , fifth overall after four neighborhoods in Rome.
The data was collected and analysed by the real estate listings site Idealista , which developed the relative demand index specifically to measure how much each individual area of Italian cities is able to withstand the pressure on its real estate market .
The most requested neighborhoods of VeronaThe city of Verona surprisingly appears among the top positions of the most requested neighborhoods in terms of real estate compiled by the classifieds site Idealista. The ranking is drawn up through the calculation of the induced demand index , which is based on the number of requests that each listing on the site receives before the advertised home is actually sold. In this way, it is possible to calculate how much greater the demand is compared to the supply, for each Italian neighborhood.
In Verona, the winner is Golosine Santa-Lucia , which also takes fifth place overall in the general classification, behind Prati, Garbatella-Ostiense, Prenestino and Nomentano-Tiburtino, all neighborhoods of Rome . Much of the Santa Lucia neighborhood was built between the 50s and 60s, at a time of great building expansion.
It is located 10 minutes from the center, is well integrated with the other neighborhoods of the Venetian city and connected by four bus lines. The area remains easily accessible from the A4 motorway and also from the Modena-Brennero. As for Verona, the other most sought-after neighborhoods are:
- Sweets-Santa Lucia, 6.4;
- Borgo Venezia, 5.2;
- Borgo Roma-Cadidavid, 4.5;
- Borgo Milano, 4.1;
- Porto San Pancrazio-San Michele, 3.5.
The former also manage to remain within the top 100 of Italian neighborhoods , demonstrating a fair amount of pressure on the real estate market of the Venetian city.
The most expensive neighborhoods in VeronaOne of the reasons why these neighborhoods are so sought after from a real estate perspective in Verona are the average house prices . In fact, of the first five, four are at the bottom of the ranking, always drawn up by Idealista, of the average costs of housing per square meter in the Venetian city.
Golosine-Santa Lucia, the first in demand, and Porto San Pancrazio-San Michele, remain under 2,000 euros per square meter, a figure that allows you to buy a 100 square meter apartment for less than 200 thousand euros. A price that is difficult to find even on the outskirts of several Italian cities.
Borgo Roma and Borgo Milano also remain at a significantly lower price than the rest of the city, respectively at 2,070 and 2,170 euros per square meter. A valuation halved compared to the average of properties in the historic center of Verona, Città Antica, while compared to Borgo Trento-Quinzano there is a difference of a thousand euros per square meter.
The situation in the rest of VenetoOne of the most curious data that emerges from the analysis of the data on the relative demand index in Veneto is the very low position achieved by the neighborhoods of Venice.
If for the lagoon areas this is a predictable fact, given the particularity of the places, even the mainland seems to be very unattractive, with only Marghera managing to get close to a score of 4, still remaining two tenths lower.
The Arcella area in Padua and the first four already listed in Verona , Golosine-Santa Lucia, Borgo Venezia, Borgo Roma-Cadidavid and Borgo Milano, surpass all the districts of Venice.
