Valor Prime Fund invests 13 million in new office asset in Matosinhos

Valor Prime Fund announced the acquisition of an office building in Matosinhos, Porto district. The property has a gross leasable area of approximately 5,000 square meters and stands out for its modern infrastructure and privileged location.
The fund marketed by Banco Montepio has thus strengthened its position in the “high quality” real estate market.
“The property, which represents a unique asset in the office segment, consists of three floors of offices, currently occupied by PwC Services Portugal, has the capacity to accommodate up to 500 employees and offers, on the two underground floors, 93 parking spaces, the majority of which are leased to Whathouse Lda”, reveals the fund in a statement.
“Through this acquisition, the Valor Prime Fund reinforces its positioning in one of the strategic sectors of its investment policy, which favors segments with greater added value, with a focus on the metropolitan areas of Lisbon and Porto”, he adds.
Currently with more than 18 thousand subscribers, the Valor Prime Fund closed the 2024 financial year with 400.9 million euros of assets under management, registering a growth of 60.5 million compared to the same period last year, “which reflects the confidence of the investor market”.
Valor Prime is an Open Real Estate Investment Fund, predominantly for leasing, “guided by principles of rigor, profitability, liquidity and risk diversification, with a diversified portfolio and an investment policy that favors assets intended for offices, commerce, warehouses or industry”, reads the statement.
“Marketed by Banco Montepio, the Valor Prime Fund has attracted a growing number of subscribers”, says the fund’s management company.
The annual return was 5.19% in 2024, considering the reinvestment of income distributed in the Fund itself, enabling the distribution of 10.9 million euros in income to investors.
In 2024, and for the third consecutive year, the Valor Prime Fund was distinguished with the Best “Open Real Estate Distribution OIA” award at the Portuguese Association of Investment, Pension and Asset Funds (APFIPP) awards.
