Apartment rentals in Moscow: the most budget-friendly option in February - 11 sq. m for 34 thousand.

Half a million for a studio with a view in Moscow City is the rent price of the most expensive one-room apartment in the capital. The most budget option is offered for 35 thousand rubles. For this money, you can rent a room with a rough finish from the developer. Repairs and buying furniture for life are at your expense.
How much does it really cost to rent a budget apartment in Moscow? There are several options.
If you are ready to huddle in 11 square meters, then the cheapest option is a studio near the Ryazansky Prospekt metro station. It is rented for the first time for 34 thousand rubles per month. The apartment is furnished - this is a plus. But there is no room to move around in the housing - this is a minus.

The second option is if you have finishing skills. For 35 thousand rubles a month, you can rent a full-fledged one-room apartment with an area of 36.5 square meters in the new residential complex "Apart-complex Dvizhenie.Tushino".

Apartments on the eighth floor of a 22-story complex. No renovation. No bathroom either. You'll have to pay for everything yourself. There's also a risk of eviction as soon as the builders leave the site.
"If you agree with the owner that you will do the repairs at your own expense, specify the risks in the contract. Fix the rental rate, usually for five years. If the landlord demands that you move out earlier, he must compensate for the repair costs under the contract. It is better if you specify a specific amount," Moscow realtor Yulia R. commented to NI.
In the south and southeast of the capital, within the Moscow Ring Road, a one-room apartment with old Soviet furniture and carpets on the walls can be found for 40-55 thousand rubles .

Similar options in the north of Moscow will cost around 50-60 thousand. The price is affected by the density of the area's population, distance from the city center and proximity to the metro.

If you are looking for a one-room apartment in a good area with more or less normal repairs, then be prepared to pay at least 100 thousand rubles for it. For example, for such an apartment near the Maryina Roshcha metro station, the owner is asking 120 thousand rubles per month. And this is already with an 8% discount. Will only consider "long-term tenants" who are ready to rent housing for at least two years.

There is no price ceiling for renovated apartments. Within the Garden Ring, for example, within walking distance from the metro, you can find housing for 200 and 250 thousand per month. An apartment in a new building in the Tagansky District will cost 270 thousand. The house is in a closed area with a quiet green courtyard. The apartment has high ceilings and panoramic glazing. There is soundproofing from neighbors.

In the last six months alone, rent for one-room apartments in Moscow has increased by 8-14% depending on the area of residence, according to CIAN's rental rate assessment . The growth is being driven by inflation and the impossibility of buying an apartment on credit at current rates. Demand for rent in February increased by almost a third, but the number of offers has also increased by 1.5 times.
"The lull that began in mid-December lasted no more than a month on the market. Already in the second half of January, the rental segment has revived, in this regard, there is no reduction in prices and none is expected in the near future," notes Oksana Polyakova, Deputy Director of the Apartment Rental Department at INKOM-Real Estate.
Let us recall that the cost of elite real estate in Moscow has become equal to the price of similar properties in London and Paris. Developers recorded a sharp jump in sales in January 2025 compared to the same period in 2024. The growth in the number of transactions, according to various estimates, ranged from 25% to 51.5%, and investments in elite housing in a month reached 25-30 billion rubles - twice as much as a year ago.
The reason is that wealthy Russians, deprived of the opportunity to buy real estate abroad, began to invest in apartments in Russia, more precisely in Moscow. In this way, the assets were protected from inflation.
