A house ready in 6 months. More and more Poles are choosing this option.

- The Spectis report "Construction Market in Poland 2025-2032" shows that prefabrication is no longer a niche or a curiosity, but an increasingly popular alternative.
- Extradom.pl analysis indicates that, depending on the chosen technology, 1 square meter of a prefabricated house costs between PLN 4.9 and 6.9 thousand.
- The components of a prefabricated house - the ceiling, walls, and often stairs and chimneys - are made in factories.
Prefabricated homes, constructed from factory-produced modules, are a relatively new concept in the Polish market, but one that is gaining popularity. Spectis estimates that this market segment is worth approximately PLN 5 billion, expected to grow to PLN 7 billion by 2030. Long-term prospects also remain optimistic. Investors are drawn to this technology primarily for its ability to shorten the investment period to a few months and control its costs.
Prefabricated homes are still relatively new in Poland, despite their considerable popularity abroad. However, they are gaining popularity as investors who don't want or need to live in the city choose them. They also offer an interesting alternative to the lengthy, traditional construction process. If you have a plot of land and the necessary funds, you can move into your new home in just six months.
- Wojciech Rynkowski, an expert from the Extradom.pl portal, tells the Newseria agency.
The biggest advantage is undoubtedly the short construction time. The Spectis report "Construction Market in Poland 2025-2032," cited by Extradom, shows that prefabrication is no longer a niche or curiosity, but an increasingly popular alternative. This applies to residential construction, as well as to hotel and educational buildings. Local governments are also increasingly adopting this solution.
Experts emphasize that this is a response to problems in the construction industry, such as the lack of availability of workers, rising construction costs and problems with timeliness.
A prefabricated house is very safe from the investor's perspective, as they have control over both the schedule and construction costs. After signing the contract, they must pour the foundation slab on which the house will be built, often assisted by the house manufacturer. Since the factory production cycle also lasts several or even several dozen days, the foundation slab has time to stabilize. This is a very convenient and highly effective solution, largely preventing building subsidence and damp walls.
- explains the expert.
The components of a prefabricated house—the ceiling, walls, and often stairs and chimneys—are manufactured in factories. These structures can be made of precast concrete, expanded clay concrete, or wood. The individual components are then transported and assembled on the investor's previously prepared plot. This process takes several days. Finishing work then begins. Prefabricated houses range in size from several dozen square meters to as much as 150–160 square meters or more. They can be single-story, single-story with a mezzanine, with an attic, or two-story.
Investors are also convinced by the cost of such an investment"Of course, prefabricated houses can be adapted to a certain extent. I would compare it to buying a car, where we meet with the manufacturer, choose a specific model we're interested in, and personalize it. We can choose the type of finish, the roof color we're interested in, and we can also make certain adjustments to the interior, for example, moving partitions or rearranging plumbing or electrical systems. These changes, of course, vary depending on the manufacturer, but in principle, they are possible," says Wojciech Rynkowski.
As he emphasizes, investors are also convinced by the cost of such an investment.
- Thanks to the growing competition between manufacturers of prefabricated houses, prices are falling or remaining at the same level and are becoming more and more interesting for potential investors - says an expert from the Extradom.pl portal.
Extradom.pl analysis indicates that, depending on the chosen technology , 1 square meter of a prefabricated house costs between PLN 4.9 and 6.9 thousand.
These types of buildings without a plot—a foundation slab, the house itself, and a heating source—start at around 460,000-480,000 PLN . Of course, there are significantly more expensive houses, but they are competitive with apartment prices. If you're lucky, especially if you own your own plot, they'll be cheaper than a typical apartment in a large city.
- says Wojciech Rynkowski.
He adds that all prefabricated houses produced in factories must meet the latest ecological standards, including WT 2021 regulations.
