Restrictions on second homes increase interest in overseas investment

Mustafa Hakan Özelmacıklı, Chairman of the Board of Altın Emlak Global, commented on real estate investments made by Turkish citizens abroad and the reasons behind them. Özelmacıklı stated, "Real estate investments made by Turkish citizens abroad have increased 20-fold in the last 10 years, from $130 million to $2.51 billion. The amount of investment, which increased by 20.5 percent in just one year, reached $561 million in the first quarter of 2025. Dubai is one of the destinations where Turkish citizens' real estate investments abroad are most concentrated. According to July 2025 data, total investments made by Turkish citizens in Dubai reached $3 billion. Furthermore, Turkish citizens ranked 7th among the countries that invested most in Dubai as of 2024."
Why do they choose abroad?Mustafa Hakan Özelmacıklı, discussing the reasons for choosing to invest abroad, said, "The main reason Turkish citizens choose to invest in real estate abroad is that there are serious restrictions, particularly regarding loans, for those who want to own a second property for investment purposes in the Turkish market. This situation is causing real estate investors to shift abroad." Özelmacıklı continued, "Landlord-tenant problems, high inflation, imbalances in rent depreciation, and practices like the 'Golden Visa,' especially in EU member states, are also contributing to this fundamental reason."
Dubai stands outÖzelmacıklı listed the reasons for Dubai's rise to prominence as follows: "Dubai offers high rental returns, ranging from 6 to 10 percent. Furthermore, there are no taxes in many areas. Official procedures are very easy and fast. These advantages attract real estate investors, especially Turkish citizens, to Dubai."
Berlin Land Registry Office is at the service of citizensÖzelmacıklı reminded the public that the Berlin Consulate General has a Land Registry and Cadastre Representative Office to facilitate title deed transactions in Türkiye, particularly for Turkish citizens living in Europe. He said, "All our citizens in Europe, especially those in Germany, can complete all their title deed transactions through this representative office. Furthermore, they don't need to go to the consulate in person to apply. Applications can be made by phone or online."
Özelmacıklı emphasized that Altın Emlak Global's representatives in Germany are also at the service of citizens in this regard, saying, "We currently have representatives in Berlin, Bilefeld, and Braunschweig in Germany. We are also about to open a new representative office in Cologne."
